What doors and trim cost per unit in an Ontario multiplex

Dated shelf prices for interior doors, casing, baseboard and levers, worked out per unit type and for a fourplex, 6-plex and 24-unit walk-up.

By Premier Building Products · Updated October 23, 2026

The short answer

At big-box shelf prices checked on October 23, 2026, the interior doors, casing, baseboard and levers for a typical 2-bedroom unit come to about $2,500 to $2,800 before HST and delivery. A fourplex of 2-bedroom units runs about $10,000 to $11,200. Doors are roughly three quarters of the cost, so the core you choose for bedrooms and bathrooms moves the number more than anything else.

Cost per unit type

These are materials only, priced from Home Depot Canada’s website at the shelf price for one item, using the typical door counts in our takeoff guide. The first column uses hollow core doors throughout. The second uses solid core on bedroom and bathroom doors, which is what most rental builders spec for sound.

2-bedroom8$2,520$2,800
3-bedroom apartment11$3,430$3,780

Before HST and delivery, rounded to the nearest $10. Suite entry doors are left out because they’re usually fire-rated and ordered separately.

Where the money goes: one 2-bedroom unit

Here is the line-by-line math behind the $2,800 figure, so you can swap in your own counts or prices.

Line-item cost for a 2-bedroom unit
ItemQuantityShelf price usedCost
Solid core prehung doors, bedrooms and baths4$298 each$1,192
Hollow core prehung doors, closets4$228 each$912
Primed MDF casing, both faces, plus 10% waste299 lin. ft$0.73/ft$220
Primed MDF baseboard, plus 10% waste319 lin. ft$0.77/ft$247
Privacy levers, bedrooms and baths4$30.98 each$124
Passage levers, closets4$24.98 each$100
Total$2,795

Doors are $2,104 of the $2,795, or 75%. Trim is about 17% and hardware about 8%. That’s why a change in door core or style moves the per-unit number far more than a change in trim profile.

Worked examples

Many prehung doors on Home Depot Canada’s site carry a “buy 10 or more, save 10%” offer. Applied to the doors only, the fourplex comes to about $9,330 to $10,340.

What moves the number

  • Core. A 30″ 2-panel prehung door was $228 to $258 hollow core and $280 to $344 solid core. See solid core vs hollow core for where each belongs.
  • Accessible suites. A 36″ solid core prehung door was listed at $298 to $459, so wider doors in accessible or universal design suites can cost the same as a 30″ or up to about $160 more each, depending on the door line. See doors for MLI Select builds.
  • Style. 30″ 2-panel hollow core prehung doors ranged from $194 to $258 depending on the panel style and the listing.
  • Prehung or slab. Every price here is prehung, with the jamb and hinges. Slabs cost less but add carpenter time on site. See prehung vs slab.
  • Trim size. A 3-1/2″ MDF baseboard was $0.77 a foot in a 10-pack; a 5-1/2″ profile was $2.65 to $4.53 a foot. On 290 feet, that’s a difference of $550 or more per 2-bedroom unit.

What these numbers leave out

  • HST, delivery, and the crew time to pick up and move material. Our job-site delivery guide puts a number on pickup runs.
  • Suite entry and other fire-rated doors.
  • Installation labour, caulking and paint. Primed doors and trim still need finish coats.
  • Shoe moulding, closet shelving, bifold and bypass tracks.

How to use this

Use the table for a first budget line, then replace it with a quote from your actual plans. When you compare suppliers, ask each one to break the price out per unit type, the same way as the table above. It’s the only way to see whether a lower total comes from cheaper doors or from a short count. Our builder supplier vs big-box guide covers the other questions worth asking.
